Terms, conditions & accessibility
PLEASE READ THROUGH THIS PAGE CAREFULLY: When you make a booking with Higher Beers Cottage (whether via the website, email, telephone or post) these terms and conditions are deemed to have been accepted by you.
- Arrival and departure: Cottage bookings are from Friday to Friday. To enable us to prepare the cottage for your stay we ask that you arrive after 4pm and leave no later than 10am on your departure date.
- Smoking: The cottage is strictly no smoking / vaping.
- Booking and payment: Payment can only be accepted in pounds sterling either by debit card, bacs transfer / Paypal. Confirmation of your booking will be by email if paying online, following payment of a non- refundable deposit. The balance is due 4 weeks prior to the holiday start date and an invoice will be dispatched, however if the balance is not paid on time, we reserve the right to cancel the booking. When a reservation is made less than 6 weeks prior to arrival, the full price is payable on booking and is similarly non- refundable.
- Occupancy: The number of visitors staying at Higher Beers Cottage is limited to 6 persons including toddlers/babies. The property can only be occupied by the persons named on the booking form or as otherwise agreed by prior notice. A supplement of £30-00 per person will be charged for additional people not stated on the booking form. The visitor and their party must agree to vacate the property by 10.00am and to leave the cottage in a clean and tidy condition.
- Cancellation: If you wish to cancel your booking for whatever reason please inform us as soon as possible. We will try to re-let the cottage and if we are successful in doing so will return the money paid by you, less the deposit. We would strongly recommend insurance against cancellation is taken out at time of booking.
- Booking alterations: If for reasons beyond our control, the owners have to cancel the booking, all money paid will be refunded to the guest (see “Force Majeure” below). Where possible, alternative dates may be offered however we regret we would not be able to pay any compensation or expenses that may incur as a result of any such cancellation or change.
- Security: The doors must be locked and windows closed when the property is unoccupied.
- Personal Property: We cannot accept responsibility for the loss of your property, for your personal injury or damage to your vehicle.
- Damage: We would ask that you leave the cottage as you found it. Please notify us of any damage or loss that has occurred during your stay. We reserve the right to charge for any damage or see that a suitable replacement is made.
- Behaviour: The visitor and their party must comply with these Terms and conditions as well as the regulations displayed in the cottage. Where there is a breach of the Terms and conditions by the visitors, the owners have the right to ask the visitors to leave and the Guest shall be deemed to have cancelled the Booking and the Guest shall have no claim for compensation or reimbursement whatsoever.
- Complaints: Should you need to notify us of any shortcomings please contact us as soon as possible so action can be taken. We cannot consider any complaints brought to our attention after departure.
- Right of Access: The owners reserve the right to access the cottage during your stay. This would only be at reasonable times and with prior notice, except in emergency circumstances.
- Force Majeure: Compensation is not payable by the owners to the guests for circumstances amounting to “force majeure” which include; the destruction or damage of the property through fire, flood, fallen trees, land subsidence, explosion, storm or other weather conditions, break in, vandalism or other criminal damage or similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
- Covid 19 - additional cleaning protocols are in place both prior and after your stay to ensure the cottage is fully cleaned and sanitised between stays. Hand sanitiser is available as you enter both the cottage and games room. To play your part in these matters we ask that at the end of the stay you strip the beds and place all the top layer bedding and towels into the laundry bags supplied.

Please beware that the lounge area is on the first floor. There are also two steps down from the parking area onto the patio from where the cottage is accessed.
